Homeowners install pavements in order to enhance the curb appeal of the landscaping structure while also improving traffic flow. Pavements such as driveways and parking lots also help prevent dust from blowing into the house or mud being carried to the house. Pavements help in traffic flow and reduce the amount of dust that blows into the house. During pavement installation, the ground should be excavated and removed of any organic debris that may decompose when left in the pavements. This will prevent premature damages from arising.

Asphaltic material is considered because of its flexibility. It can expand when it is heated such as during the sunshine and contract when cooled such as during the night or cold season. It is that flexibility which allows it to survive for long and support heavy weight. However, the flexibility of asphaltic material diminishes with time. As it ages, asphalt will begin to diminish its elasticity meaning that it will not be able to contract or expand as needed. You begin to see a change in color.

From the deep beautiful black color of the blacktop, it will turn grayish. At this time, tiny cracks known as fine hairline cracks will start showing. It may not be easy for you to see these tiny cracks, and they are not a big threat to your pavement. However, they say something about maintaining the pavements. You will need to sealcoat the surface so that you enhance elasticity and seal those tiny cracks.

You will need to apply a sealant material to protect them and restore their elasticity. Water may also freeze inside sub base layer and cause cracks to widen. As water freezes, it expands meaning it will push and extend the cracks making them wider and deeper than before. When that frozen water thaws out, it leaves spaces inside the sub grade. The empty spaces will cause the blacktop come down crumbling to fill the voids.

As the blacktop changes its color, it also experiences tiny cracking known as the fine hairline cracks. It may not be a big issue with fine crack but if they are not repaired, they may continue to widen and allow water to start entering the sub base layer. Fine hairline cracks may be repaired by using the sealcoat procedure.

But one thing the pavements owners should know is that sealcoating is not intended to offer repair solutions. It is usually a preservation technique that is aimed at enhancing the flexibility or elasticity of pavements while also protecting them from elements like ultraviolet rays and water. Sealcoating will provide a protective shield, which prevents water from seeping inside pavements or UV light from coming into direct contact with blacktop.

Cracks should be sealed with crack fillers or other techniques such as overlays. Depending on the nature of cracks, various repair options may be chosen. An alligator cracking will need patching. If you have localized cracks that are deep, it may require a technique that will excavate the ground to remove the loose material and compact the sub grade to make it firm.
