Things You Have To Know Before Office Sublease Procedure

Usually when you have your own business, you would want to have your own space where you can operate. Most of the owners would leasing a space of their offices. There are several reasons to this choice but the main one would be the cost of building your own office being too costly especially if you are just starting your own business.

But one thing that seems to be a growing tradition in some places is allowing other people to share the space with you for a fee. This is also called office sublease Chicago. If you feel that the rent is just too much to handle and you can see that there is a huge space that you cannot occupy at the moment, this is one of the things that you can do.

Before you can go ahead and look for a tenant, there are several things that you have to establish. Review the contract that you signed with the landlord. Try to see if there are any areas that could be in connection to subleasing agreements and whether or not it is permitted in their space. You need to go through the contract again before you can face the landlord.

Sometimes the landlords permit this option because this would mean that they can raise your rent for a fraction. But even if the contract states that it is allowed, this should still be something that must be discussed with your landlord. If he or she does not allow it according the contract, try to talk him or her out of this decision.

When everything is cleared already, you have to double check the space that is available. You have to know that not every vacant area is suitable to be given up for the subleasing. You have to check if it will not block the doorways because if it does, this might not be the best option to take. And you have to be certain that the other tenants would not be a disruption to the activities that you are doing during business hours.

Once everything is established, you have to inform your immediate neighbors about the decision you have made. This is so that they will also be prepared for the new occupants. There are times when they might be disturbed and because of this, there might also be arguments that could have been avoided had they known that there are new tenants.

When everything is in order, the next thing that you have to seek is the right tenant. You have to be certain that the space would work for them. On the other hand, you also need to share your space to a person or company that can be trusted. There are others who tend to meddle with the things in the neighboring office.

Your plans for the future of your business might be able to influence this decision as well. If you are planning to expand the soonest possible time, you should offer them a short term contract only. So that you can utilize the remaining space for the additional staff that you will hire once you have expanded.

When you are all done, there should be a set of ground rules to follow. If you let the subtenants follow it, it must also be observed by your staff as well. For example, you have stated that the privacy should be respected, it is important that your office also repay the same courtesy to them.
